We compare your home to what is listed and sold.

Pricing is done through a market evaluation, otherwise known as the Comparative Market Analysis (CMA). It is arrived through a comparison of similar homes that have recently sold. Similarities would include such things as similar architecture, general floor plan, age, lot size, upgrades and location. The main goal is achieve a maximum selling price with a minimum time on the market.


Home Marketing in action

I use a multi-tiered system to maximize exposure to prospective buyers.

Within hours of signing the listing, the multi-level marketing plan goes into action. You can expect all kinds of activity as the following steps come into play; signage on the property, multiple listing service (MLS) information posted on the internet, professional interior and exterior photographs, floor plan by 2 The Point Measures if required, posting on multiple websites, staging if required, feature sheets and brochures, open houses including agent and public, print media advertising, presence on Twitter, Facebook, and Blog and the list goes on. Marketing implementation is an ongoing process which will be reviewed and adjusted as required.

In order to get the very best price for your home and get it sold quickly, it’s important to take a step back and really look at your home. Things like de-cluttering, a good cleaning, lighting and street appeal all matter. Spending a few dollars can often mean returns of thousands in your selling price. I believe strongly in the staging process and provide a free in home staging consultation as part of my service.
